Clipstone Park, Leighton Buzzard

Barratt David Wilson and Taylor Wimpey have been undertaking consultation on the reserved matters for a site called Clipstone Park at Leighton Buzzard.  The site includes:

  • 1210 homes (including a care home and 70 residential units for the elderly).
  • Employment areas.
  • A mixed-use Neighbourhood Centre (including a supermarket, shops, a public house, community hall, offices and a doctor’s surgery).
  • A new lower and middle school.
  • An extension to the upper school and additional leisure facilities.
  • An Eastern Link Road.
  • Other associated community facilities.

Engage Planning has assisted Barratt David Wilson and Taylor Wimpey with consultation on phase one of the development; totalling 428 homes.   This phase has now achieved planning consent.

Barratt David Wilson and Taylor Wimpey understand that local input is important at all stages of a development proposal.  They have also been keen to comply with Central Bedfordshire’s Statement of Community Involvement, which encourages pre-application consultation.

Engage Planning has assisted them through the organisation and delivery of a public exhibition for the community and the production of a consultation website: www.clipstonepark.co.uk.
Meetings have also been organised with officers, statutory bodies and a local parish council.

The public exhibition took place in April 2018 and was well attended. The website has provided copies of the plans and a feedback form for comments.  From the exhibition, website and email, feedback has been reviewed and reported on within the Statement of Community Engagement. 

This project is an example of a strong team working together with the same purpose and principles in mind:

  • To demonstrate to stakeholders and to the LPA that consulting the local community is a key part of their project.
  • To understand and engage with the local community on the finer details of the plans so that the outcome is a high-quality development with a strong community focus.
