The Revised Master Plan

The masterplan has been amended to take account of
earlier comments and concerns:
- Play area relocated from Eldridge Way
- Additional new planting adjacent to Francis Bird Place
- Removal of play area in Harrow Lane Playing Field
- Creation of wildlife corridor and safeguarded areas on southern and eastern boundaries of the site
- Revised siting and layout of houses in southern and eastern parts of the site
- Greater variation in road widths and additional traffic calming features
- Additional planting on site boundaries
- Changes to parking layout and circulation space with reduction in paved areas
- Revised sustainable drainage proposals to incorporate new habitats
- Provision of environmental play area as part of Site of Nature Conservation Importance (SNCI)
- Revised location for renovated listed statue of Queen Anne
- Detailed Management Plan for SNCI to be prepared
- Interpretation facilities in SNCI
The Master Plan
View the old Master Plan- A total of 173 new family homes (33% two bedroom, 40% three bedroom, 27% four bedroom)
- 30% affordable (52 homes)
- Single main access to The Ridge using existing Eldridge Way
- Area to east of Eldridge Way retained as strategic open space buffer
- Emergency and bus access provided through Site from Welton Rise to The Ridge
- Layout incorporates small neighbourhoods with individual character and design
- Relocation and refurbishment of Grade II* listed statute of Queen Anne to more prominent location
- Sustainable development initiatives for all homes to meet Code Level 3
- Provision of environmental play area to be constructed from timber and natural materials
- Meadow and woodland edges of the Site of Nature Conservation Importance (SNCI) managed to retain ecological status
- Detailed Management Plan for maintenance and enhancement of woodland and SNCI
Ecology
Ecological consultants are a key part of the team to ensure the proposals take account of, and provide for, all protected species present on the site, and to advise on future management.
